Where Houses Are Really Selling- You Still Have Time to Get In

A monthly recap of the housing statistics for March in Phoenix and Scottsdale AZ shows there is a monumental shift happening in our market presently so I want to highlight a few things

Available supply of Single Family Detached homes had a 5% drop to 36,791. Closings continued their strong upward trend at 7139 in the month of March to drop our overall supply to 5 1/4 months. The last time we had over 7000 sales in a month was in the middle of 2006.

Pending sales continue to climb to 12,587, another new high.

Phoenix and the West Valley (Glendale, Peoria, Goodyear) are the best markets in the Valley right now at 4 and 4 1/4 months respectively. The SE Valley Mesa, Tempe, Chandler and Gilbert) at 4 3/4 months is close behind. These markets are all sellers markets! We are seeing a dramatic change in our market.
NOW THESE ARE INTERESTING STATS!

We now have 36791 homes available compared to 45707 in March of 2008, a 20% reduction in available inventory.

We closed 7139 Single Family Homes in March 2009 compared to 4043 in March of 2008, a 77% improvement!

We have closed 16588 homes in the first Quarter of 2009 compared to 9,200 in Q1 2008, an 80% improvement.

We currently have 12,587 pending sales compared to 6400 at this time last year, a 97% increase. This also indicates that we should continue to see an increase in closings. I think that we may go over 8000 closings in the month of April.

Last year at this time we had a 12 month supply of homes and this year, it has shrunk to 5 1/4 months, a sellers market.

When you look at all of the current trends, I think that we are on our way to getting better. It is about time!

Inventory Level – Weekly Comparison

Statistics as of April 3rd, 2009

Positive trends continue to improve as the dynamic change in our market is still steady.

Single Family Detached home availability dropped 4% to 35,394. Closings experienced a strong upward trend in the last month at 7461 to decrease overall supply to 4 ¾ months. January of 2006 was the last time we were below 5 months supply.

A 10% increase was seen in pending sales in one week, as they continued to climb to 13,859!

The best marketing in the Valley at the present time are Phoenix and the West Valley, now at 3 ¾ months each. Close behind is the SE Valley at 4 ¼ months. These are definitely sellers markets!

A 50% increase in the number of pending sales over the last 6 weeks is a positive sign for Scottsdale. Under $ 1M market rose from 351 to 527, and we should begin to see an increase in closings soon.

Over $1M is at just over 3 years supply for Scottsdale! PV is at 7 years. Pendings have increased and the slow closing rate should improve for PV over the next 90 days.

Our market is continuing to experience rapid improvement. Media coverage should lean more toward the positive side soon. A headline on the front page of the Arizona Republic last Saturday was positive for a change!

The vacancy rate for the top 79 U.S. markets jumped to an average 7.2%, a full percentage point increase over the past two quarters and the highest level since the first quarter of 2004, according to statistics from Reis Inc., a New York real-estate-research firm. The jump in vacancies came even as landlords reduced rents. Asking rents, which exclude concessions and are often the starting point for rent negotiations, fell 0.6%, the largest fall since Reis began its count in 1999. Effective rents, or the rents that landlords actually collect, fell 1.1% in the first quarter to $984.
COMMERCIAL – WSJ April 8, 2009 - Commercial landlords continue to lose retail tenants at an accelerating pace, indicating that the industry's troubles are worsening. The amount of occupied space in U.S. shopping centers and malls declined a net 8.7 million square feet in the first quarter of 2009, according to real-estate-research company Reis Inc. The amount of occupied space lost in that one quarter was more than the total amount of space retailers gave back to landlords in all of 2008 and any other year in recent history, according to Reis.

Katie Goes Home

Katie’s new mom let me pick Katie up from the group home on the Friday. I can not tell you how much I so wanted to do this, To be able to put her in my car and help her load what stuff she had into it and drive away from there was one of my greatest joys. I just looked at that little girl that was going through some real tough emotions and told her you are never going back. Take a look in the rear view mirror Katie, that’s where all of that belongs. She talked about her past friends, she remembered and talked about her experiences of leaving before and then having to go back. She talked about her hopes for the girls she was leaving behind. She talked about her past experiences with people that had played a positive role in her life and I assured her that she does not need to abandon those experiences, take them and what they meant with her and leave the negative stuff behind, All of the people that have made a positive impact in her life will be happy for her and thrilled that they did give her something to carry through life. After talking on all sides of what was going through her mind which was to be expected and thank heavens she felt free enough with me to just let it go, she just stopped and said nothing. After a minute she looked at me and said , Nana ( which is what my name has become- what an honor) THIS IS REALLY HAPPENING! I need to call my mom and called Deena from the cell. If I never have success with another child or project or even if God Willing we do, I will never forget that day and I will always cherish it.

Okay, now Katie is home and Deena is double timing everything. She only had one day’s notice that she was bring Katie home even though it technically is still not permanent. She has to have Katie enrolled in a new school on Monday. Love house chipped in for some new clothes since all she wore was uniforms at her other school. We will be there to be a part of this Love Story. Before I forget, I get a call from Katie on Monday and in a very serious voice, telling me I need this phone number and do I have something to write it down with- I’m like panicked ( what has gone wrong so quick) I’m scrambling for the pen and write it down and then she informs me that this is the number to HER cell phone, Yep Katie has arrived. Below is Katie’s own update of her first week and Deena’s comments to everyone.

She truly is a teenager. Reading her update, I really do believe it has been an instant transformation - you would never know that she has been through hell and back. Instead she talks and writes just like all the kids her age.... me, me, me....... I love it! Katie is home at last and knows it.

To Nana and Friends;

My first week of school went really phenomenal! My first day was a little slow, but once I got into the swing of the school routines, I was fine. I am on the E team for 8th grade and we have two different days. On days 1, I take Spanish. Even though I started so late, I have caught on quickly. And on days 2, I take P.E. The unit we are in right now in DDR or Dance Dance Revolution. I took a test on Friday and I did excellent. I ended up with a 20/20. So if that is a sign of anything, it means that I am doing well in my classes and I am catching on quickly and I understand what I am supposed to be doing. This upcoming week we are doing AIMS and on Friday the 3rd we are having a Spring Carnival from 5:00-8:30. Our last week of school the 8th graders are going through promotion on Tuesday and we are having our promotion ceremony that night. On Wednesday we are going to Big Surf and on Thursday we are having our promotion dance. And on Friday we are getting our diplomas. We only have 7 to 8 more weeks of school left so we are all trying our best to work on what needs to be fixed so we don’t have to be held back. All of my teachers are nice and they understand my situation and they now where I am from. My Spanish teacher, Mrs. Figueroa, is helping me with the words she is teaching the class so I am not left behind. My first hour teacher, Mrs. Evenson, is helping me catch up also. My second hour teacher, Mrs. Taylor, is very nice and I am learning about the Vietnam War and the Cold war. My third hour teacher, Mrs. Sarriano, is making us write persuasive essays (mine is done) and that is the class where I got the 20/20. After that I have lunch. Fridays we have what’s called music at lunch and it is really neat. After that I have math and my teacher is, Mrs. McBeth. We are learning what I have already learned so it is fairly easy. Then like I said before I have Spanish on day 1 and P.E. on day 2. I have a close group of friends and I continue to grow and learn more each day. That is the update on my first week and the upcoming events. The first week at home permanently was excellent. I am really glad that I don’t have to go back to the group home on Sundays. On Tuesday, this was also my first day of school; my dad picked me up from the bus stop after school. In the morning my mom takes me to school. Wednesday I came home and did my homework and did chores. Thursday I found out what was going on for the last week of school and I am glad that I am in the 8th grade and don’t have to hear the announcements saying the 8th graders get to do this and that. At home I did pretty much the same thing and I practiced my Spanish. Friday I had to be quick with my chores and homework because I had 4H cooking and sewing. I learned how to cook Shepard’s pie, horse treats, and any cake mix cookies. Saturday I baked some oatmeal cookies and I helped out with the odd ball stuff. My youngest nephew came over so we babysat him. And Sunday my other two nephews came over and stayed for a little while. Also at school we are doing the talent show. My first week here was a little crazy but otherwise it was an all out excellent week. I am looking forward to more awesome weeks in my life. To nana specifically: my nails are growing out and I have not bitten them once this week and I will not bite them this week either. Love you all!!!

Love House Kids Program and a Special Child Katelyn or Katie continued

Here we are at Katie's spring break, a time that was suppose to be the appropriate time to move her permanently into her new home. Deena and Tim have jumped through ever hoop possible to accommodate this and the time it has taken and the distance that they drive 5-6 times a week to pick up and deliver and go to the classes and take Katie to whatever appointments she is suppose to be at has just eaten up their lives but with the vision that it would all be over by this time. So much for the PROTECTIVE in child protective services.It is not in front of the Judge and isn't. Not only the miserable disappointment for Katie but here is she at spring break and can still only get the weekend to go home so she gets to stay at the group home that week with just about none of her stuff - Everything she owns is at Deena and Tim's You know exactly what will happen here. They all will be looking at her not getting home until school is out.
What a crying shame. None of them, Katie, Deena or Tim have a voice in this, It is the very same inadequacy that placed Katie in the wrong home the last time. Deena is just burnt out and Katie keeps on keeping on because she has never had any choice,
It just boils me that these kids got dealt the wrong hand at birth and then supposedly are placed in a system that is suppose to take an interest in them and protect them- Bunk-The best these kids can hope for is a bed and food and maybe a foster parent that cares.

Well just to update you on the situation with Katie. She got through her winter break with putting up with her new mom and me switching shifts. I had 3 days with her and what a treasure she is. Katie is more grounded than she has ever been since I have known her. She is definitely frustrated and who could blame her. Here she has her family waiting for her and the very system that is suppose to play a positive role in her life is the one holding her back from security and love. Makes me sick. Katie helped me out in the office and I soon learned that she has great organizational skills. We had to meet her new friend so they could go to 4H together and so we needed to meet at Brooke's high school which focuses on horses. Brooke has a goal of being a vet for horses ( what a match for Katie) Katie told me this is where she is going to school next year. I said to Katie "who would have thought that we would be having this conversation, Katie and she looked at me and said "not me" and then went quiet and looked at me and said BUT GOD knew. Yep I wiped out!
She went down to see Keith, our jeweler, who had supplied her Christmas present for her new mom and thanked him. Keith just hugged her and encouraged her to hang on. Deena and Tim were set for their CPS home inspection and get the call the day before that too short staff - need to wait a month or so. Deena had finally taken all she was going to take and asked for supervisors and anyone above this case worker, who all of a sudden became very supportive and suppose to be trying to clear a temporary stay until they can get the judge to sign off on it. It was horrible for Katie to have to go back to the group home after spending a week at her new home and where she was suppose to be permanently by now and have to be dropped off at the group home again. This is so cruel and so unnecessary. People just do not understand what these kids go through, the smallest of things mean the most to these kids. Deena and Tim let me pay for a dresser for Katie's room. Deena and Katie built it together and Katie told Deena, it had been a long time since she had a dresser. Deena asked how long and the answer was since Debbie ( first adopted foster mom that put her back in the system, so that is about 4 years ago and maybe longer since they came here from Colorado) Having a dresser is a big thing to Katie.
Lets all pray that they are able to get the temporary stay and maybe just maybe Deena or me can pick Katie up from the group home for the last time this Friday.

As of Friday, February 27th, 2009.

Dramatic changes are beginning to take place in our market. The availability of Single Family Detached homes is decreasing, with a drop below 40,000 this week to 39,828. This fact, combined with previous months closings at 5907, left the market supply at 6 3/4 months.

We haven't seen numbers below 40,000 for Single Family Detached homes for sale since March of 2007. May of the same year is the last time we had over 5,900 closings.

There have been no pending sales over the 10,000 mark since June of 2005.

If you read newspapers to keep up with current real estate market conditions, doesn’t it make you wonder where these facts have been misplaced?

Phoenix continues to hold its place as the best market in the Valley presently, at 5 1/4 months. Following are the West Valley at 6 months, and SE Valley at 6 1/2 months.

Sales are still slow in higher end properties, due to the nearly non-existence of realistic financing above conforming amounts of $417,000.

Generally, you may qualify for a reduced mortgage if (a) the home you live in is your primary residence; (b) your monthly payment is in excess of 31% of your monthly gross income; and (c) your mortgage loan is not big enough to go over current Fannie Mae and Freddie Mac loan limits. Phoenix Property Inventories are Decreasing!

We are seeing Phoenix and surrounding areas supply of home decreasing. Pending sales have picked up significantly, which means our closed sales will reflect that in March. Welcome news for everyone.

We used to consider a normal housing inventory in our market as one with 6 month supply and just recently were up to 11-12 month supply in Phoenix and over 2 years in Scottsdale with Paradise Valley running a close second. Phoenix is now looking at a 6 ¾ month supply- very nice. South East Valley is looking at 7 and ¾ months housing inventory- still nice, and overall market supply is at 8 and ½ months. Maybe our Phoenix realtors can entertain a light at this end of this very long tunnel. Scottsdale from 750 up and Paradise Valley luxury homes are still way up there but hopefully is this Housing market actually does continue to move, we will create motion in that sector as well.

Phoenix property supply was down 3%, West Valley 1% and the overall market supply was down 2%. Let’s hope the news media can find this interesting enough to report to the public along with all the foreclosure signs they display on the screen. I am so into some positive news.

Love House Kids and Willy Northpole

WOW! Starts it off – We had the most incredible day yesterday for the kids in group homes and some foster kids. A week and a half ago the Love House Kids Program had a call from a guy that wanted to hook his client who is a hip hop artist, up with our kids at the group homes. He wanted to come and talk to the kids and he had a message of hope. His name is Willy Northpole and he is Hip Hop so the lyrics are something pretty new to me, however his brand manager assured me that the message was right and they were very responsible with kids. After I took a deep breath and thought about it, I went with it. He is someone that is recognizable in the music world and that would thrill the kids and grew up tough and in Phoenix. It doesn’t get more believable than that for our kids. He has walked their walk. Best decision we could have made. Willy hit it out of the park with these kids and all the adults just loved him. He is just one fine nice human being. He took the kids through his whole growing up life till now didn’t hold back much and the kids were completely quiet and in awe. It was like he was reading their mail. He let them ask him anything and everything with no rush. Please remember this guy had performed for 3 days at the Phoenix All Star games, his voice was gone and he still running on no sleep or next to none was willing to give 35 kids everything they needed. They brought shirts and he autographed CDs and shirts for them. Let all of them have pictures taken with him for their personal use. His whole message was of hope and dreams. He gave the kids his email address; He wears a shirt with HOOD DREAMER on it and he so walks that walk. We were so honored to accommodate this at the Girl’s Place. Bytauh his branding agent and the person that set this up has assured me that this isn’t the end, it is the beginning and Willy’s manager Tiffany, who is just one outstanding gal has offered to help us out in the future as well, We just feel blessed. When we can do something like this for the kids and help provide them with a positive message for life, it makes you remember why you do what you do.

We have a new girl at the Girls Place who is going to Apollo College and working and committed to be the best she can be. We love her to death and know that her attitude is an attitude of a winner. We are happy to help her reach her goal

In a difficult loan enviroment for investors buying and investors wanting to transfer ownership of a multi unit these days here are possibile alternatives. You can produce creative alternatives and stay in compliance with the lenders and all legal responsibiltes.

Loan Workouts / Modifications / Assumptions – It may be possible to structure sales based on a negotiated agreement with the existing lender. New financing may not be a viable option in the current market. The following points may be considered:

Negotiation with lender – In many cases, the borrower / property owner is not the best person to conduct negotiations with the lender. A qualified real estate broker, mortgage broker or attorney may be best suited to represent the borrower. I am available to work with you and your client to present the best case to support a loan workout or modification based on current market conditions.
Loan Assumption / Modification – A new buyer may agree to assume personal liability and to reduce the principal balance in return for a reduction in the interest rate, a short-term period of interest-only payments, or other loan modification as part of a property acquisition negotiation.
Seller Carryback – The current owner may structure a carryback (subordinate financing) as an incentive for the buyer to complete the transaction. A carryback reduces the cash equity required from a buyer to close a purchase transaction, while enabling the seller to create an income producing promissory note secured by a deed of trust

The good news is that our sales pace and inventory levels continue to stay fairly steady. Inventory levels dropped nearly 4% over the New Year and closings picked up to give us a market supply of 8 3/4 months, nearly twice as many as 1 year ago when we were sitting at 15 3/4 months.You do have to take into account that historically good or bad market housing inventory always drops over the holidays. People don't like to put their property on the market during those times when they are busy with everything else and if their house is ever going to look like a disaster, that would be the time. All of us here at Cactus Country know if we could get some loans available to qualified people, our closing numbers would be so much higher and our inventory that much lower which would definitely stimulate some movement in the market. We can have the lowest interest rates, which seems to be the case right now but if the bank isn't going to lend, it does absolutely nothing for us. If you are positioned right for your financing, there are some excellent deals out there.
The Realtor calls are on the increase and the potential listings call have really increased this past week.

It will be interesting, I'm sure when we look back a year from now and see where we went and how many turns we took getting there.

Lets all hope that we get the banks to loosen up some money for credible, eligible people to get loans. We are at a 37 year low for interest rates. That's a great way to start off 2009. All we need is the banks to give up the money so we can take advantage of these rates. First time homeowners have a wonderful opportunity here and Realtors have to be searching out that client base that went on the back burner November 1 when the ability to use down payment assistance went away along with the strict lending guidelines that stayed constant. I bet those lists are coming out of files and being checked twice. Low interest, low prices and still be able to get seller assistance on closing costs just not down payment could produce some very positive results. As we all know a little movement at the lower level and it all moves.

Wow! What a Christmas! We had more kids than ever in need for Christmas
and people came through with unbelievable generosity. We supplied over 850 kids this year with toys and 55 of them were complete wish lists for teenagers living in group homes.With the economy not so great and so many fears of what is coming, I was concerned about our
Christmas needs getting met. People didn’t leave us. They got more creative and
it turned out fantastic. Instead of one person or family taking on one child a two or
three families took on the one child. People reached out to friends and co workers
that didn’t know we existed and got them involved. From that great effort, not only
did the kids get Christmas but the Love House Kids Program got more exposure and
from that we have received more offers to volunteer services. Everyone won.

The Girl’s Place has certainly had its breaking in time and what a trip it has been
It is a place for the exceptional girl that really is putting her own actions and accountability into a customized program leading to success for a lifetime. There are
lots that want it but few that are truly willing to work it. Even the willingness to learn
how to work it and be accountable can be the difference in a life time for these kids.
We will work with them on breaking the dependency on the system and becoming
completely reliable on themselves creating a healthy life style. I don’t know who has
learnt more, them or me. I certainly can attest to knowing more about some subject matter than I ever dreamed of. We never know where the success will come from but
it will and in some situations, we may not know about it for years later but in the
meantime, we are the front seat audience.

We have had a gal that was at our fund raiser jump on board the love train with her
talents in socialized internet marketing and put the Love House Kids Program and Girl’s Place on Face book. She is so energized and already making a difference, She is also
looking at some fund raising events that she may put on. This is going to be an exciting time for all of us and if Christmas is any indication of what people are willing to do for our kids that range from 0-19, the economy won’t be allowed to restrict us. Everyone will
just get more creative so the burden is spread out and not so heavy. The power of one person doing one thing has never ceased to amaze me. One person does make a difference; the Love House Kids Program is full of those stories and is where it is today

We had an office meeting last week and had a colleague come speak to us and introduce his new plan and business in modification. Avery is someone we have dealt with over the years for loans and I have relied on for investor advise in acquiring loans. One of the his assets is the ability to switch and adjust to make the transaction happen and this has followed him to his new venture.
He is not taking all loans but will look at everything. At least some of you were out selling homes as there was a slight increase in sales over the previous report. There was also a 1% decrease in inventory this week over 2 weeks ago. With very little change in the closing rate, we still have a net result of 9 1/4 months of supply here in the Valley.

Luxury homes showed an increase in sales, and improved to a 44 month supply in Scottsdale over $1M and 39 1/2 months in Paradise Valley.

Again, as we compare to last year, overall inventory levels are down about 5% and our rate of sales is up somewhere between 60 and 70% for November of 2008 over November of 2007. We need to continue to pass along this information to our clients since the media is not

Current Real Estate Market Supply Phoenix AZ

Below are the stats for the past couple of weeks. It never ceases to amaze me why the newspapers and media can't tell this story. It is noteworthy considering what the state of affairs has been for the past couple of years. There are buyers out there and quite a few, we now need loans that make some sense for that consumer. We bail out the banks to get it moving and the bank hangs on to our money and does nothing perform as was the intention. Take a look at these stats supplied by Karl

There was another 1% increase in inventory this week but a higher closing rate gave us a net result of 9 1/4 months of supply, an improvement over last week.

For the sake of comparison, let's go back one year to this same week in 2007. We had 47640 homes for sale compared to 45302 this year which means supply has stayed fairly constant and in fact has come down about 5%. Last year we had 2815 closes in the month previous compared to this years 4897, an improvement of almost 75%!

There was an inventory supply of 17 months, nearly double what it is today.

I feel that the long term trends show we are improving even though that is not what you read in the papers. We need to get the word out!!!!!

Give us some loans we can use and watch decrease this inventory that much more and put the real estate market where it needs to be to get to the starting gate.

TAX REBATES MAILING SOON... WHEN WILL YOU GET YOURS?

Timing Is Everything! We all know the deadline for filing your 2007 taxes is quickly approaching. But you may want to be ahead of the curve if you want your tax rebate sooner, rather than later. That's because tax rebates will start going out on May 2... but only to taxpayers who have their returns processed--not just sent--by April 15. The closer it gets to mid-April, the more the IRS gets backed up to process the flood of returns--sometimes taking a couple of weeks to complete. E-filers will get their rebates more quickly, since electronic returns can be processed faster. However, even e-filers should have their returns in by April 10 to be safe.
Would You Like Paper? Or Electronic? Tax rebate checks will start going out on May 2. But here's the deal... taxpayers who chose direct deposit will be first in line. According to the IRS, all direct deposit tax rebates will be wired between May 2 and May 16. Paper checks won't start going out until May 16, and aren't expected to be completed until mid-July.
What's Your Number? The IRS needs some way to determine the order of distributions - but they're not going alphabetically. Instead, tax rebates will be distributed in order of the last two digits of your Social Security number...the lower your number, the sooner you'll receive your payment. For a detailed breakdown of the order, take a look at the IRS's Stimulus Payment Schedule.
About seven to ten days before your rebate is sent, the IRS will send you a notice informing you how much it will be. If you signed up for direct deposit, however, you'll probably receive that information in the mail about the same time your rebate is deposited into your account, since direct deposit transactions are processed so quickly. But you don't have to wait that long to determine approximately how much you'll receive. To calculate your approximate rebate, visit the new online stimulus calculator on the IRS website.
Finally, it's important to remember that the rebate check will not be counted as taxable income and will not reduce your refund or increase the amount you owe when you file your 2008 return. However, if you owe back taxes, the IRS will apply your rebate to that bill and send you whatever is left over.

Last Week in Review

"I KNEW THE RECORD WOULD STAND UNTIL IT WAS BROKEN." ~ Yogi Berra A record was broken on the job front last Friday as the Labor Department reported a much worse than expected loss of 80,000 jobs in March - the greatest jobs loss reported in five years. In addition, revisions to both January and February's Jobs Report delivered an additional loss of 67,000 jobs - that's on top of the previously reported loss of 85,000 jobs for that two-month period.
And...the story might be even a bit gloomier than it already appears. The Labor Department uses a lot of averaging to help it come up with its numbers more quickly, but this practice can skew the current picture significantly. Think of it this way - and because it's now baseball season, here's a Baseball analogy - let's say that mid-way through the season, a red-hot hitter with a batting average of 340 declines into a bad slump for several weeks. While he now can't even hit a basketball thrown underhand to him, his average - while lower to 300 - is still very strong due to his previous hot performance. So someone looking at just the statistics may think that this batter is still absolutely terrific, but he is really someone the fans are booing as he approaches the plate. This is not very different from current numbers being reported by the Labor Department - previous averaging is likely causing an understating of the ACTUAL number of job losses...which somewhat masks how b ad the job market really is.
This bleak Jobs Report greatly boosts the odds of not only a first-quarter recession, but perhaps a worse economic downturn than many economists fear. The Federal Reserve may respond to this increasing trend in job losses with additional interest rate cuts when they next meet to determine monetary policy on April 30 and June 25. As we've seen in the past though, such rate cuts do not translate into lower long-term rates for mortgages, so there is no better time than right now to refinance an existing mortgage or to structure a new one. Let's work together to make sure your current financing is a home run!

Forecast for the Week

Another classic Yogi Berra-ism is, "I never said most of the things I said." Luckily, the Fed can't make the same claim. This coming Tuesday, the "Meeting Minutes" or open commentary of the Fed's last monetary policy meeting will be released to the public. If there are inflammatory comments, the market could respond quickly.
Remember, when Bond prices move higher, home loan rates move lower. And as you can see in the chart below, Bonds have rebounded higher off of their key 50-day moving average support level, and are moving back toward the upper portion of their current trading range. This means if Bond prices continue to move toward the upper boundary of the range, we could see home loan rates improve slightly.

Credit cards are one of the most pervasive forms of your financial picture. On a daily basis, they provide the flexibility and freedom to reserve a hotel room, travel without carrying cash, and purchase just about anything at anytime.
As such, your credit cards can have a major impact on your financial wellbeing and even your credit score. But did you know that your credit score can also impact your credit cards...specifically your interest rates? Although some companies have abandoned the practice, many won't hesitate to raise your interest rate if your credit score declines - even if you are paying them on time! By following these tips, you can help avoid inflated interest rates on your credit cards...and perhaps even enjoy more trips to the ballpark:
Understand the terms. The best way to protect yourself from high interest rates and hikes is to read and understand your credit cards policy terms. Pay particular attention to the interest rate, how long that rate is in effect, and what actions can lead to a hike - such as a late payment on your card, a declining credit score, or even a late payment on a completely unrelated bill.
Don't be late. Making a late payment can lead to increased interest rates on all your cards. In addition, they can lower your credit score, causing you even more problems down the road. So make a schedule and always pay on time.
Watch the mail. We all get junk mail, but some of it may not be junk after all. Whenever you receive any information in the mail from your credit card, read it carefully in case any policies or interest rates are changing.
Make a call. If your rate does change, call the company. If you've made your payments on time consistently, you may be able to get your original rate restored. If the company seems hesitant, you may want to threaten to transfer your balances to another card - customers in good standing may find they have more bargaining power than they realize. And don't just threaten to make a change...actually do it if it makes sense. You may find the grass actually is greener on the other side.
Be careful what you close. Closing a card that has a current balance will likely send your interest rate soaring. In addition, closing your oldest credit cards can have a negative impact on your overall credit score. So make sure you check and double check which cards are best to close

Love House Kids Program Update for April

EASTER- Thank you Curves members at 7th Ave and Union Hills and Kelly owner who put beautiful baskets together for all our kids. Curves did this last year too and what a nice memory for these kids to have. These members donate money and stuff but they get specific- they have the ages and make the baskets according to age. Kelly decorates these baskets with the greatest of care and they are just a masterpiece. What a special time for special kids.

Next our night at the Road Runners Game for the kids was a success.
We sponsored 70 kids and 12 mom’s – We had 35 sponsored by our own donors which really helped the budget and allows us to spend that money on the next need.
A good time was had by all. We put out the call at a very late stage of the game for volunteers to help us sell Chuck A Pucks which we would be the beneficiary of half the funds. First thing I needed was posters and signs. Peggi Waldell who is our board secretary got her family involved and the signs arrived on the door and they were outstanding signs- thanks Peggi and all your family- then the busy people jumped in. Everyone of them worked all day and still found time to come and sell tickets and sell tickets they did.
Tim Lee from the Perfectionist and on our board was all over everybody. Fredi Stillman 2-10 Home warranty and on our board with her Husband stood at the front of concession lines where they were paying and got them there. Noah Wallington- a friend and a tenant was throwing pucks at people and getting them to pay and his friend who knew nothing about us joined him to do the same. Michelle Korhonen from Bourget's Bike works- worked the table with me and as always right there for the kids. Thank you each and everyone of you for being such faithful servants to God's Kids. The Love House Kids Program is so blessed to have people like this on board.

I want to insert feed back that Amy Sue received from one of her moms for that night. This mom is fighting her way back into the work force and society- that takes courage and anytime you can encourage them, it is so worthwhile. They love to do things for their kids and it makes them feel like they are accomplishing something when they can. Their funds certainly doesn’t allow it. They just want to be good moms and doing it on their own from a history of horror is beyond words tough and takes guts. Reinforcing moms efforts and letting her know she is not alone and so respected by all of us for her courage has got to be one of the best ways of preventing child abuse and the child gets to have a great memory of time being with mom.

Since February 1st, less than 2 months ago, the Valley wide supply of homes has gone from a 19 1/4 month supply to a 12 1/2 month supply. This has been driven by an over 50% increase in closed sales in that short time. Depspite what we are being told by the media, things are getting much better. I expect this trend of improvement to continue.

Closes in the previous month continue to improve and were up to 3663, moving us a to a supply Valley wide of 12 1/2 months, another improvement over the previous week. Total listings were unchanged at 46172.

All areas of the Valley continue to improve. In the battle for the best markets in the Valley, the SE Valley stays the clear leader at a 10 1/4 month supply. Scottsdale under $1M is at 12 1/2 months in second.

I always look forward to Karl's reporting and the report below shows activity that we haven't seen in awhile and it was so encouraging. Everyone was feeling enthusiasm and a thread of excitement that just maybe we had turned the corner and then for some unknown reason with lots of speculation as to why, it just stopped three weeks ago. Some say it is tax time, some the rates went back up and the list goes on but it certainly did a number on deflating the balloon. Hopefully this is only temporary and we get a zip in our step again.

Current rate of closings has jumped by over 8% in the last week! Closes in the previous month were up to 2668, which gives us a supply of 17 /4 months, a substantial improvement over the previous week
Current Pendings also continue to increase dramatically. They have increased over 50% in the last 6 weeks from 3323 on 1/11/08 to 5309 this week. They are at the highest level that I have seen since early July 2007, PM (Pre-Meltdown). This will translate in to more closings in the next month. Total Listings remain unchanged at 46069.

Best markets in the Valley continue to be Scottsdale under $1M at a 13 1/2 month supply, followed by the SE Valley at 14 1/4 months supply.

Happy Sunday

Just had to share with everyone what happened this week. As I mentioned in a previous email, we are trying to provide a full night out for 50 kids at the Road Runner's game in April. We have the tickets and now we need to feed them and just make it a nice memory for all. We heard from Harry and Sharron Hummell at KM Coatings MFG ( you might know) and they are sponsoring 5 kids and Chuck Westerlund who works everyday of his life for these kids already, sponsored 3. Every single one counts, whether you do it as a group or individual. 20 dollars sponsors a child and we are happy to do one child at a time. Only need to it 42 more times and we are there. When we first started we had one child and after doing that 500 more times, guess what! We know the power of one at a time and we know how God works the math. Please let us know if you can help.

This was just a week of heartfelt blessings for us. Pat,a gal that works at Curves presented me with $5.00. Her church had asked their people to tithe for a charity that they wanted blessed and they felt was worthwhile. How humbling was that!

I'm not done yet. Ellen, a neighbor of mine had donated $100.00 for our kids at Christmas time. she then got our tax id number and paperwork, took it to her company that matches donations of their employees, if the charity qualifies. I received a check this week for $200.00. Thank you Ellen for taking the time to go the extra mile and present the paperwork to your company.

Thank you to Scott Miller, one of our Realtors at Cactus Country Property Professionals. Scott is also on our board. As most know our bracelet project really fell short, no it didn't fall short- it barely got off the ground. Scott works with special needs kids and he is trying to raise money for sports equipment for his football and track kids so he came by and picked up about 7000 bracelets and working with other coaches trying to get these bracelets out and make some money for his kids. We had bought these bracelets to sponsor our therapy program and it just wasn't suppose to be. Wouldn't it be so fitting if this is who they were suppose to help. I thought you might find this of interest and remember “It is a great time to buy!”
Mortgage Bonds have traded wildly up and down over the past six days. So if you like volatility, this market is for you. Mortgage Bonds are now trading lower after this morning's Durable Goods release, which was reported well above expectations. It is known that, the Durable Goods Report is a volatile one, but the 5.2% reading was far above expectations of 1.2% and could signal that business capital investment is picking up or paint the picture that the economy is not as bad as previously thought. This translates to even more guessing about the Fed's decision tomorrow. Will it be a cut of a quarter or a half percent?
The consumer is still feeling pretty confident as Consumer Confidence for January was reported at 87.5, which was stronger than expectations of 87.0. Adding further strength to the report is an upward revision to December's reading from a previously reported 88.6 to 90.6. This morning's stronger than expected report has to raise some eyebrows at the Fed, which starts their two-day meeting today.
The Fed’s interest rate decision and Policy Statement is set for release tomorrow afternoon at 2:15pm ET. At least two former voting Fed members see a half point cut to keep the markets from going back into the sharp decline we had seen just last week. And the futures contract, which is not so good at predicting longer term Fed moves, but very good at the near term move, is pricing in an 86% chance of a 50bp or half percent cut...we see this scenario playing out as well.
If the Fed does cut by 50bp - the long term picture may not be so good for Mortgage Bonds. The Fed has already cut 175bp since September 18th, bringing the Fed Funds Rate down to 3.5% from 5.25%. And don't forget the 50bp cut in just the Discount Rate back in August. Add in the President's Stimulus Package and another 50bp cut tomorrow and you have a whole lot of ammunition to juice the economy. Remember that it takes 6 to 9 months for the effects of a Fed Move to be realized. And we are barely 4 months past the initial Fed cut. If inflation flames arise, bond prices will suffer later, as the fixed rate of return they generate must yield a number to compensate for higher inflation.
And in watching many so called experts parade in front of the news cameras this morning, it was funny to hear some of the comments. An economist from S&P said that most mortgages are priced off the 10-year Note...scary. Another said the Fed's recent cut (exactly one week ago) has had no effect on housing. Again, this shows how little understanding these individuals have about the way our business works. Do they really think that people see the Fed cut, get in their car, buy a home, get a mortgage, and close within a week?
Note the Floating Bias today - this does not mean to take your eye off the ball as we are already seeing a decline in MBS prices. Watch the windows; I will alert you if things get nasty. This is a good time to get the message out to your clients, who may be waiting on rates to drop further. As always, loan applications never peak at the lowest point for rates...they do so when rates start moving up and clients get off the fence before the train leaves the station. Warn your clients of this common error. It is wise to have your clients in queue, especially those above $417k, but below $625K. This way they can pounce on the lower rates once the conforming limit is raised.

Multi Family 101

Thinking of upgrading rental properties, perhaps moving from single-family homes to multi-family buildings? Have no fear. While managing these complexes, whether they have six apartments or 60, can sometimes feel more like running a business than managing a real estate investment, many of the tax, landlord and general real estate investing rules that apply to single-family housing also apply to multi-family investments.
Purchasing: Obviously, the overall cost of a multi-family building or apartment complex is much higher than a single unit. Small buildings with say, six units can range anywhere from several hundred thousand on up into the millions of dollars depending on the market, so you’ll probably need to have more cash available up front than if you’re buying a single-family home. The cost “per door” varies widely from market to market but is typically lower in larger properties, a result of various economies of scale.
An ideal building has a good mix of two-and three-bedroom apartments, the larger of which provides an opportunity to rent to families. Complexes with all one-bedroom or studio units tend to stay empty longer since they significantly narrow the pool of tenants they can attract. Of course, this all depends on the location of the property. A building near a college campus, for instance, might very well find plenty of tenants looking for one-bedroom apartments. In most scenarios, though, buildings with a good mix of unit sizes will outperform those packed with studios or one-bedrooms.
Location matters, so if you can, choose a property near the bus lines, local shopping centers, recreation facilities and other local attractions. Well located buildings command better sale prices and higher rents because they will be more desired and sought out by landlords and tenants alike.
Financing: Generally, a residential loan is all that is needed for buildings with one to four units, while a commercial loan is necessary for buildings with five or more units. Typical financing for one to four units will require 20 percent cash down, and loan fees vary, but usually average around 3.5 percent of the purchase price. In order to add larger properties to your portfolio you need to apply for a commercial loan, which has different underwriting and approval processes. For smaller residential loans, the banks generally look at the investment potential of the real estate and then fall back on the borrower’s personal financial and credit history. That’s not strictly the case with commercial loans where lenders are much more interested in profit and loss histories for the project itself. That can make convincing your bank to give you the money based on forward-looking projections more difficult. If possible, you should provide at least a three-year (five is optimum) historical report of income and expense data with your application package.
You may also run into trouble finding a bank that wants a commercial loan for less than $500,000. That means you’ll either have to think bigger and spend more upfront or shop around until you find a bank willing to finance smaller deals. Overall, lenders tend to look at all cash flow considerations including the amount of money you have in reserve to cover unforeseen expenses. They’ll also look at other costs you’ll incur besides the mortgage; these will include taxes, regular maintenance management fees and vacancy rates. Remember, banks need to see an ability to make repayments on a monthly basis in order to approve a loan. Many banks will have a set income to debt ratio, called debt service coverage ratio or DSCR that you will be required to maintain. A DSCR of 1.0 means for ever dollar of income there is a dollar of debt repayment. Expect most lending institutions to require a DSCR of at least 1.25 — one dollar and twenty five cents net income for each dollar of debt repayment — before they consider a loan viable.
Cash Flow: One big advantage of a multi-unit complex is that you will get payments from multiple tenants each month, making both vacancy rate hiccups and deadbeat tenants easier to absorb. If a single-family home is empty, vacancy is instantly 100 percent and cash flow plummets to zero. In a building with six units, if one or two of the apartments are empty there is still income flowing to help pay the bills. Compare that with a single-family house where just a few months without rent can quickly put a landlord in a cash flow crunch.
Because valuations of multi-family properties are tied more to cash flow and net income than single-family units, they tend to be less prone to wild speculative swings in value during both rising and falling markets. These values are often stated in the form of a “cap rate”, which is the ratio between the net income and capital cost. For example, a building purchased for $1 million that generates $100,000 in net operating income has a cap rate of 10 percent. When valuing properties, it is useful to think of the cap rate the same way you would look at a rate of return for any other investment. The higher the cap rate, the higher the rate of return on the investment, but also the higher the perceived risk. Cap rates vary depending on the location, size and history of the property. A fully tenanted apartment complex in a rapidly developing area will command a lower cap rate than an older building in a questionable part of town which is perceived to be a higher risk proposition.
Maintenance: This might be the first tangible difference many investors feel after the purchase process is completed. Even if purchasing and financing your first complex was easy, chances are you’ll soon feel pressure from the extra tenants you’ve taken on. Managing your first multi-unit project can feel like a full-time job. Real estate professionals will advise you to be prepared for the worst, and you should plan accordingly. Instead of that one perfect family you rented a house to with little fanfare, you’ll have several tenants with their leaky pipes, noisy neighbors and lost rent checks to deal with at any given time. Also, keep in mind that the same commonsense rental rules apply to apartments as homes. That means the more units you have, the more you will have to repaint, clean and inspect before a new tenant moves in.
However, if you currently manage several single-family units in different locations, buying a single larger complex could provide an advantage for you. Instead of six families living in six separate homes, your tenants will now share a single roof, lawn, and parking lot, leaving you only one area to maintain instead of six.
It may be advantageous to hire a property maintenance company to supervise, maintain and field calls for you. This will cut into your profit, but if you are a serious investor who wants to spend your time vetting new projects, it may well be to your advantage hiring someone else to take care of broken toilets and overgrown lawns on a day to day basis.
The Right Bet
Investing in apartment complexes should be considered a longer-term and possibly deeper commitment than owning and renting out single-family homes. It takes longer to sell a building or large complex than a home and it may take some time to get the hang of managing such a large property. However, if it’s done right, owning a multifamily complex can provide a constant source of income for years to come with considerable upside along the way. Any investment is a balance of risk, work and reward, but if you’re ready to take on a bigger challenge and move to the next level of investing, then a multifamily project might be the right bet.

COMMERCIAL FINANCING UPDATE
Reduced Interest Rates from Portfolio Lenders
A combination of factors, including the recent bond rally and the emergence of portfolio lenders, has resulted in 5-year fixed rates of 6% for average quality multi-family properties. Commercial property financing is available at slightly higher interest rates (6.25% to 6.5%). Portfolio lenders have strengthened their strategic position in the current market, while many conduit/CMBS lenders have elected to cease issuing loan quotes or Letters of Interest. Those conduit/CMBS lenders that are issuing loan quotes have increased the spreads to compensate for challenging capital market conditions. A portfolio lender funds loans with its own capital and has the ability to hold loans on its balance sheet.

Many commercial and multi-family property owners are choosing to pay-off their existing mortgages by refinancing with portfolio lenders to:
1- Lock-in historically low interest rates for 5-7 years
2- Obtain flexible prepayment penalty – i.e. declining 5-4-3-2-1 for 5-year fixed rate
3- Improve the property cash-flow through a combination of reduced interest rates and gradually-increasing rental rates

Understanding Appraised Value in Relation to Sales Price and Loan Amount
Commercial/Multi-Family real estate purchase contracts have customarily excluded any contingency provisions related to the appraised property value as it relates to the sales price. This practice differs from A.A.R, residential purchase contract language, which includes an appraised value contingency provision. According to the residential purchase contract, buyers have the right to cancel the contract in the event that the appraised value is less than the purchase contract. Commercial/Multi-Family real estate buyers waive all contingencies prior to the end of the financing contingency period, based on their receipt of a financing commitment from a reliable lender. The property appraisal is intended to meet the underwriting requirements of the lender, and is not intended for the use of the buyer or seller.

In the event that buyers and sellers of commercial/multi-family real estate are considering the use of the property appraisal in the negotiation of the sales price, there are several unique considerations that should be addressed:
1- Appraisal Assignment Requirements – The appraised value is based on the appraiser’s analysis according to the lender’s assignment requirements. For example, the assignment requirements may specify the use of market vs. actual rents. Since buyers and sellers are not a party to the appraisal, they have no control over the specific scope of work.
2- Copy of Appraisal – The appraisal is the property of the lender. Some lenders may not authorize the release of the appraisal to the buyer or seller.
3- Appraised Value and Net Operating Income (NOI) – The lender determines the loan amount based on the property’s NOI (i.e. minimum 1.15 debt coverage ratio) and appraised value (i.e. loan not to exceed 75% LTV).

It is important to note that the NOI is one of three factors used by the appraiser to determine the appraised value. Appraisers apply an appropriate Capitalization Rate to determine the value based on the income approach. For example $100,000 NOI divided by .055 cap rate equals $1,800,000 value. The other two valuation methods are the cost approach and sales comparison approach. The appraiser uses his professional judgment to use one or a combination of the three valuation approaches to arrive at the final Reconciled Appraised Value.

Receiving an appraised value equal to the sales price does not assure the buyer of a 70-75% loan. For example, multi-family appraisals frequently agree with the sales price when appraisers use current market cap rates. NOI has not kept pace with the increases in the price/unit paid for apartments over the past several years. This has resulted in historically low cap rates.

Since the primary factor in determining the loan amount is the Debt Coverage Ratio (i.e. NOI divided by 1.15), the maximum LTV for many properties is 60-65% of the purchase price. Based on $100,000 NOI, the maximum loan amount for a 6% interest rate is $1,200,000 (67% of $1,800,000 – see above).

In most cases, the ability of the buyer to obtain a minimum loan amount is more critical than the confirmation of the property’s appraised value. Many buyers knowingly pay more than “as-is” appraised value based on their assessment of the potential for increased property value. LOVE HOUSE KIDS PROGRAM JULY UPDATE

First of all a huge “Thank You” to the Great Escape Lounge for making us the beneficiaries to their golf tournament. They raised 1400 dollars for our cause and also sold our Love House Kids Sponsor bracelets to everybody . It is just amazing, the patrons, the staff they are all into our kids and we are treated like family. They have been there when we need them the most and Carole and Andy continue to do just that. If you want to visit a true neighborhood bar in Phoenix drop in and see them at 4228 E Indian School and tell them thanks for helping our kids.

Our annual fund raiser is coming up September 15th 4 PM- 10PM at the Moose Lodge at
95th Aveand Peoria . The Moose lodge held this event for us last year too and what a job they did. Don and Denise Green with all the staff are just there for the kids. We have our “Tribute to Tom Petty Band” performing again this year-they are awesome! Scott who owns Blackwell Business Services ( tops in copier and computer services) and Eric owner of Strictly Business ( a computer and computer networking garu) not only do they perform for our event but they sell Love House Kids Sponsor bracelets all year through their business and their other shows. “Into Wishin” will be there again this year and they too never say no to us. Joyce Guyett also organizes the whole entertainment venue for our event , is an awesome Realtor and on the board for the Love House Kids Program. We have an added act this year. Jeremy Scott – comedian has given us a Yes thanks to Danny O Donnell from O Donnell Appraisals. Danny has made us a beneficiary for his Christmas benefit and still gives us Jeremy. Isn’t it amazing how people that give just keep giving? We are entering a rough time right now since most of our network of supporters is involved in the Real Estate industry and that market has not been kind, however we are trying to reach out to other businesses to get support. Any ideas any of you have or if you can contribute, it would be most welcomed. As tough as the industry has been in this past year Jeff Miklus from Budget Brothers Pest Control is still with us- Jeff ’s group have sold 20 tickets 2 years in a row and he is aiming for that again. The title company that has picked up the cost of the meat in the past just can’t see their way clear to do it this year. Kevin Host from Countrywide Home loans and Gary Kirkpatrick from Global Electronics Inc have picked up the cost of the meat for the event and once more 2-10 Home Buyers Warranty have picked up the cost of the sides. That means all the money from the tickets goes directly to the kids program which is 100% to the kids. The tickets are 25.00 and for that you get a steak/chicken meal, live entertainment, silent auction, raffle prizes and the opportunity to do something great for abused neglected kids. Our fund raiser proceeds need to cover our Therapy program that has a cost of $35,000, school supplies for 400 kids, clothing for 200 kids, sponsorship for special needs and projects in 5 group homes, a shelter for moms with kids, 2 outreaches for the very poor kids and Christmas for 400 kids. These lists are without the emergency calls that we have never had to say “No” to and are in no mood to start now. One ticket, one dollar- when we start there, we can make it- we don’t have to have huge commitments but we do promise that we will be responsible with that one dollar you give and it is appreciated. We need your help to make this year’s fund raiser a success.
